Dr. Paul von Gruben
DEBAYour Partner for Modular Hotel Bathrooms
For over 30 years, DEBA has been developing modular bathroom systems for hotels – with expertise from tens of thousands of units manufactured for various hotel projects worldwide. In our modern production hall in Germany, with around 20,000 m² of production space, up to 2,600 prefab bathrooms are produced annually – with CNC-controlled precision, seamless quality assurance, and consistent serial identity.
Whether for international hotel chains like the Radisson SAS or Ramada Treff hotels with hundreds of units or boutique hotels with bespoke requirements: we realise new builds – efficiently, precisely, and at the highest level of quality. As a solution provider, we don’t just think along – we think ahead: from the first project idea to the millimetre-perfect integration on site.
Our experts support you through all project phases – with sound advice, precise planning, and smooth coordination with clients, architects, specialist planners, and project managers. We use digital planning tools, coordinate interfaces within the BIM model, and ensure that all trades work together perfectly even before construction begins.
Consistent Quality, Less Downtime
Thanks to standardised processes, high-precision prefabrication, and CNC-controlled production, we ensure consistently top quality – constructed with millimetre precision, manufactured under the strictest quality controls, and tested identically across batches.
This significantly reduces construction time, minimises noise pollution for neighbours, and ensures a smooth process throughout.
Double waterproofing tests – in the factory (with flooding test if needed) and on site – ensure maximum operational safety.
With DEBA, you choose a team that thinks systematically, implements every detail precisely – and delivers prefab bathrooms that visibly reflect your hotel’s quality and design standards.
Our Services From Planning to Completed Hotel Bathroom
Every project at DEBA begins with a tailored needs analysis and thorough consultation. Together, we define the requirements for function, design, and implementation – aligned with your room schedule and budget, including suggestions for optimisation and cost-saving potential.
Well Planned Means Longer Lasting
In the planning phase, precise CAD and BIM data are created, coordinating all interfaces early – from service connections to installation dimensions. Thanks to integrated collision control, conflicts with the structural and interior build are digitally eliminated. This ensures efficient workflows and maximum planning reliability – for architects, specialist planners, and operators alike.
From Factory to Site
In our modern assembly line production, modular hotel bathrooms are built under controlled conditions – uniform, CNC-guided, and consistently manufactured. Floor, wall, and ceiling elements, installations, and surfaces are produced and checked with millimetre accuracy.
Each bathroom leaves our factory as a transport-secure, enclosed unit – ready for rapid and clean installation on site. Two waterproofing tests – once in the factory, once after installation – ensure maximum operational safety.
After delivery, we handle the precise on-site installation – on schedule, efficient, plug-and-play, and acoustically decoupled from the subfloor. On request, we also provide ongoing support through after-sales services and maintenance packages.
A Comparison Construction Methods for Modular Bathrooms
Modular bathrooms can be realised using various methods – here are the advantages of the lightweight construction method with our sandwich wall elements.
DEBA's Advantage over Concrete Cubicle Bathrooms:
- DEBA prefab bathrooms weigh less than a third of concrete bathrooms
- DEBA prefab bathrooms can be easily moved on site using pallet trucks thanks to their stability and low weight
- Concrete bathrooms are heavy, making logistics and installation more complex due to weight and bulk
- Concrete bathrooms lack flexibility; each wall needs individual formwork, and shapes with corners or custom forms are hard to produce
- Concrete bathrooms require additional structural load calculations and crane capacities, increasing costs
DEBA's Advantage over Stud Frame Bathrooms:
- DEBA's sandwich structure offers significantly better acoustic values and far greater stability
- DEBA's prefab bathrooms combine the stability of concrete bathrooms with the weight advantage of stud frame bathrooms -- construction with metal profiles and plasterboard panels results in lower structural strength.
- Pure stud-frame systems are less durable in wet areas and prone to damage. DEBA provides a dual sealing concept with primary and secondary layers via a sandwich floor tray
Our method: Sandwich construction with galvanised steel and insulation core
Outer walls of galvanised steel, interior with special mineral wool
- Self-supporting, space-saving, highly stable, moisture resistant
- Wall elements can be tiled flat for maximum precision and reduced build time
- Plug-in system of wall modules, floor tray and ceiling for maximum layout flexibility
- Developed for long-term use, design freedom, and premium expectations
System Bathrooms for HotelsDesign Variety Meets Efficiency
Modular construction at DEBA doesn’t mean off-the-shelf standardisation – it means maximum design freedom based on precise planning. Our modular hotel bathrooms are individually configured and matched to your hotel’s interior branding – from international luxury chains to boutique hotels. We regularly produce for both categories.
Thanks to highly flexible production processes and precise prefabrication, we realise a wide range of design variants: from minimalist-modern to luxurious-elegant, from Italian marble and terrazzo to bespoke lighting and shower systems.
Colours, materials, surfaces, and fixtures are defined in close coordination with your interior design – creating a room concept that reflects your hotel brand at the highest level and leaves a lasting impression on guests.
If needed, we plan accessibility integratively from the beginning – as a core part of each concept. Function, comfort, and design merge into a space that appeals to all guests and ensures maximum usability.
Systematic Implementation
The design freedom of our bathrooms is supported by precise digital planning. 3D visualisations and BIM model integration ensure every detail is correct before production starts.
At the same time, standardised modules ensure cost-effective, timely implementation at top quality. The result isn’t a collection of one-offs – but a cohesive, brand-defining room concept: functional, durable, and uncompromising in design.
ProcessFrom First Conversation to Completed Hotel Bathroom

5 Steps to Your System Bathroom
Consultation & Project Analysis
We begin with an in-depth needs analysis, clarifying requirements for function, design, accessibility, and your hotel’s brand standards. Even in this proposal and planning phase, we provide both technical and commercial advice – including value engineering suggestions.
Planning & Construction
Based on the defined requirements, detailed planning with 3D modelling and full BIM integration is created. All interfaces and service points are coordinated precisely, structural clashes are pre-empted, and final fixtures are defined. A sample bathroom is often built for design approval and first impressions.
Manufacturing & Quality Assurance
Prefab modules are produced uniformly and under strictly controlled conditions. Ongoing quality checks are conducted throughout. Customers may review sample bathrooms or observe production.
Commissioning & Handover
Modules are delivered and installed on schedule. After installation, systems are connected, all functions activated, and final sealing and performance tests carried out – both in-factory and on-site. Then, the modules are handed over ready to use; warranty begins.
Support & Services
Waterproofing tests are carried out before shipping and after installation. On request, we offer maintenance packages and ongoing support.
Even After HandoverService for Your Modular Hotel Bathrooms
Our support doesn’t end at commissioning. We offer long-term service for your bathroom modules and systems – from regular wear part checks and maintenance to repairs and replacements.
